What to expect when you work with a mortgage broker
If you’ve decided to use a mortgage broker, but have never worked with one before, you might be wondering what to expect. Different mortgage brokers work in different ways, but the process will be broadly similar. This month’s article delves into how I work with clients from the first call right through to the day of completion….and beyond.
Most mortgage brokers are also advisers.
The word “broker” implies an intermediary who conducts a transaction between two people. And while that’s a fairly accurate description of what I do, I’ve always found it too impersonal – which is the opposite of the service I offer my clients.
You see, a big part of my job (and the bit I love the most) is getting to know my clients, understanding their individual circumstances, and finding ways to solve their financial challenges. That’s why I prefer to describe myself as a mortgage adviser – because I’m invested in getting the best outcome for my client, not just brokering a deal.
So, what can you expect when you work with me to find the right mortgage?
Your first conversation with a mortgage adviser
I like to dedicate at least half an hour to my initial conversation with my clients. This gives enough time for you to ask me any questions about the process, and for me to understand what you need.
Here’s an example of the sort of questions I’ll ask you:
- What are your house-buying plans – what is the ideal outcome for you?
- Have you already found a house that you want to buy?
- Do you have a deposit in place?
- What is your current situation?
It’s a good opportunity for you to ask me some questions too. I’d recommend asking any prospective mortgage broker about their process, insurance, and how it all works, as well as their fee structure.
It’s important to mention that we won’t charge you for this initial conversation, and there is no obligation to continue working together. I’ll talk you through my fees as part of our chat, and you can decide how you would like to proceed.
Getting documents together for your mortgage adviser
In order to work out what you can afford, and find suitable lenders, I need to have access to your financial information. These give me an accurate view of what you earn, save and spend, and they also help me gauge your credit rating. Here are some of the things I will ask for:
- Proof of identity (passport or drivers’ licence)
- Proof of income (payslips, P60, or tax returns/accounts if you’re self-employed)
- Bank statements (usually the last 3 months)
- Details of any existing loans or credit commitments (usually a credit report)
Don’t worry about having everything ready before our first chat. I’ll talk you through everything you need to find and send you a handy checklist to work through. When you’re ready, they are shared and stored securely, and my privacy notice and gives all the details of how we look after your information.
When I have all the information I need, I’ll start researching the market for mortgages that are a perfect fit for you.
Researching the mortgage market
Now you can sit back and wait for me to do the hard work, as I research and select suitable products that suit your budget and unique circumstances. I often have access to mortgages that aren’t available directly to consumers, too, so this gives you more options to consider.
Whether you’re a first-time buyer, a self-employed buyer, have a tricky credit history, or you’re over 55, there will be options out there for us to discuss. And it’s my job to find them for you.
It’s worth mentioning here, too, that regulated mortgage advisers, like me, are not affiliated with any particular product, so there is absolutely no bias applied to the options I will find for you.
Talking you through your mortgage options
This is the bit I love the most, and it’s where you’ll feel the benefit of a personalised mortgage service. At this stage, I will talk through the different mortgage options I’ve found for you, explaining any complicated jargon. I’ll explain why I think they suit your circumstances, and I’ll also give you the pros and cons.
This is also your opportunity to ask any questions. And there really are no silly questions – it’s important you feel clear and empowered about any decisions you make about your finances. So, ask away!
You don’t have to decide anything during this conversation. In fact, I’ll probably encourage you to take the information away, discuss it with friends or family, and get in touch if you think of any new questions.
Applying for your chosen mortgage
When you’re happy with your choice of lender, and you’ve had an offer accepted on your property, I’ll complete the full mortgage application for you, submitting the necessary documents and making sure everything meets the lender’s criteria.
Some clients want me to be more involved with things than others, so the next steps can vary. I can help liaise with your estate agent, surveyor, and sometimes even your solicitor to keep things moving until you’re ready to exchange and complete. And of course, I’ll be keeping you updated every step of the way.
When it’s time to exchange and complete, the solicitors and estate agents have the fun job of confirming completion and giving you the keys, but we are here on the phone to celebrate with you and answer any last-minute questions you may have!
All of this work takes a huge weight off your shoulders and a lot of time out of the process, so you can focus on getting everything packed and ready!
