Frequently asked questions
How long does it take to remortgage?
Depending on the specifics of your application, it can take up to three months to remortgage. For this reason it pays to start thinking about your options well in advance of your fixed rate ending – ideally six months. A very straightforward remortgage application could take just 3- 4 weeks, but it’s best to err on the side of caution. Working with a mortgage broker can help to speed things up because we take care of the paperwork and chasing providers and surveyors on your behalf.

Can I remortgage from residential to buy to let?
Yes, this is a common reason for people to remortgage. Perhaps you want to go travelling, move abroad or move in with a partner, but you don’t want to sell your own property. If you plan to get tenants in, then remortgaging to a Buy to Let is essential because you can’t rent out a property with a standard residential mortgage.
However, if you are currently in a fixed rate and want to avoid an Early Repayment Charge then a discussion with your lender to request “consent to let” is often a good option. Chat with us and we can discuss everything with you, and help you decide on your next steps.

Can I remortgage if I have bad credit?
It is possible to remortgage if you have bad credit, but it is important that you speak to a mortgage broker who can assess your credit information (which is far more than just a score) and advise on the best way for you to proceed.
Can I remortgage early?
In theory, it is possible to remortgage before the end of your fixed term, however it can incur an early repayment charge. For this reason it is important to be clear on your motivation, and whether other options might make better sense. It pays to speak to an experienced mortgage broker who can assess whether you will benefit from remortgaging early based on your unique circumstances. We might even be able to suggest options you didn’t even know existed.
